These projects are structured using a combination of client loan notes and senior bank debt, which together fund the construction and completion of the centres. What makes them particularly attractive is their stability: each centre is let on a 25-year lease to the HSE, effectively making them the gold standard in asset-backed investing.

Steady Return; Corrib Business Park
For over 12 years, Dempsey Financial has been managing and developing Corrib Business Park, a major retail and commercial hub located along the N59 in County Galway. The park is anchored by established truck centres and retail tenants, offering investors a steady 5–6% return over the long term.
In our most recent raise, we refinanced the park entirely with investor capital, removing bank debt altogether. Investors came in as senior lenders with first charge security on the property, giving them direct access to a secure, asset-backed return.
As part of our active management strategy, we have enhanced the tenant mix and improved the site. Heavy machinery operators were replaced with more community-focused and leisure-based tenants, including a paddle centre with a plan to install a gym with sauna and recovery facilities. These improvements have strengthened the long-term sustainability of the park and broadened its appeal.
Attractive Income Streams; OranTown Centre
Dempsey Financial facilitated the purchase of OranTown Centre, a thriving shopping destination in Oranmore, County Galway, through senior investor loan financing. Over the past decade, the centre has proven to be a standout performer for our clients.
Rental income has grown by over 30% in the last 10 years and continues on a strong upward trajectory, driven by demand from both national and local tenants. This has provided our equity investors with very strong returns, underpinned by the security of a well-located, established retail asset.
